A Legacy Built
Brick by Brick

Our Beginning

The Vardhan Story

In 1962, the late Mr. Babulal K. Vardhan arrived in Mumbai with a builder's eye and a conviction that the city's families deserved homes built to endure. At a time when South Mumbai was finding its vertical footing, he took a defining step: commissioning Prithvi Apartments — one of Mumbai's earliest residential skyscrapers. The building still stands today, a quiet testament to the standards he set.

That was only the beginning. Through the following decades, BVardhan Developers constructed Tirupati Apartments — four towers of fourteen storeys each — establishing the group as a serious force in Mumbai's residential fabric. The projects were not simply buildings. They were addresses: considered, crafted, and built to outlast the moment they were handed over.

Today, the group is led by Mr. Sanjay Vardhan, Chairman and Managing Director, and Mr. Amit Vardhan, Director — the second generation carrying forward a legacy that has now touched more than 500 families across South and Central Mumbai. Headquartered at Konark Shram, Tardeo, the group continues developing in the micro-markets that matter: Grant Road, Mahim, Prabhadevi, and Lower Parel.

Our Compass

Vision & Mission

Vision

"To be the address of choice for Mumbai families who refuse to compromise."

On quality, on location, on legacy. We exist to serve the family that looks for a home and finds, instead, an address — one that tells a story before the front door is even opened.

Mission

"To deliver homes that outlast the moment — built with precision, designed with soul."

Every project begins with a promise: that the family who takes possession will find a home better than what was shown on paper. Handover on time. Quality that improves with the years. A relationship that doesn't end at registration.

Responsibility

Building for the Long Term

Mumbai's density is not just a statistic — it is a daily reality for every family that calls this city home. BVardhan Developers approaches development with this in mind: every building we construct occupies a permanent footprint in one of the world's most resource-constrained urban environments. That responsibility shapes our choices from the ground up.

Our projects incorporate natural ventilation strategies, efficient water management systems, and material choices that reduce the long-term maintenance burden on residents. Green landscaping on available podiums, energy-efficient common-area lighting, and rainwater harvesting provisions are incorporated wherever the site permits. We do not treat sustainability as a marketing feature — we treat it as the basic standard that any conscientious builder in Mumbai owes to its buyers and its city.
